Mortgage Tools

Calculators for buying, refinancing, and the total once every fee is counted.

Mortgage tools are on the way

The plan is the arithmetic a buyer or broker redoes on a notepad every week: monthly payment against rate and term, what an extra hundred a month takes off the back end, whether refinancing clears its own closing costs, and how much of a payment is principal rather than interest. Free, in the browser, and no lead form standing between you and the number.

Free mortgage calculators, planned and not yet built

None of these exist yet. This page is published so the plan is visible and so anyone who wants a particular calculator can ask for it before the order is settled. Everything below describes what is scoped rather than what you can use today.

The starting set is the arithmetic that gets redone on a notepad. Principal and interest against a rate and a term. What an extra hundred a month does to the payoff date and to the total interest paid over the life of the loan. Whether a refinance recovers its own closing costs inside the number of years you plan to stay put. How an offer price divides between deposit, principal, insurance, and property tax once the escrow line is included. Amortisation presented as a table you can read row by row, because a single monthly figure hides where the money goes in year one.

The rules the rest of this site follows apply here too. The calculation will happen in your browser, the figures you type will stay on your machine, and no result will be held back until you hand over a phone number. Rate quotes, lender matching, and anything else that turns a visitor into a lead for somebody else are out of scope.

Frequently asked questions

  • Can I use these mortgage calculators now?

Not yet. Nothing on this page runs, and the list above is a build plan rather than a product tour. Registering interest below is the signal that decides which vertical gets built out first, and it buys you one email when the first calculator ships.

  • Will I have to give an email address to see a number?

No. The calculators will work from the moment the page finishes loading, the same way every developer tool on this site already does. The signup on this page is for launch news and has no bearing on what the finished tools will let you do.

  • Will these tell me which mortgage to take?

No. They will do arithmetic on figures you supply. A payment calculator can tell you what a given rate and term cost per month. It cannot tell you whether that rate is competitive this week, whether the product suits your circumstances, or what a lender will offer you. A broker or a financial adviser handles that part.

  • Which one gets built first?

Monthly payment with a full amortisation schedule, most likely, since nearly every other calculation on the list borrows from it. What follows depends on demand. Signups are tagged by audience, so the vertical that people ask for is the one that moves up the queue.
